Please Buy This House

No, this is not one of our listings (I have a policy of not writing about our own listings) but I want you to buy this house and you need to pay at least $800K for it. Why? Because I’m experiencing a bit of buyer’s remorse this morning. This is EXACTLY the kind of house we were looking for and we didn’t want to pay more than $800K for it. And you know what? I would have gotten my commission on this one.
This house is in our new West Town neighborhood at 2110 W Ohio, so it’s just a few blocks west of where we bought. Built in 2006 it is 4000 square feet and originally sold for $912,000 in June 2006. It was just relisted for $849,900 after being on and off the market since July 2008 when it was originally listed for $1.175 MM. Yeah, someone was dreaming. Since then the price has dropped periodically. It was last taken off the market back in November when it was listed at $899,000.

Check out the slideshow below and you’ll see what I like about it: high end kitchen with lots of cabinet space, ultra modern bathrooms, higher end wainscoting, family room with wet bar (we don’t have a wet bar in ours) – and this was within our target price range.
Do you think this is a deal? If this goes for less than $800K I’m going to be sick.

  1. Well, when it was priced at 900K we felt like it was outside our price range. Now that it’s priced at 850K I think there’s a shot at getting it for 800K. I wouldn’t even try to get it for 750K today because any seller would be an idiot to accept that low of a price without testing the waters at a lower list price.
    I suspect they will have a ton of interest at this price. I hope they do!

  2. Well, you didn’t say that you offered $750K for it and was refused, so unless you are trying to get the buyer’s agent’s share of the commission, it really doesn’t matter.
    As in most real estate matters, the only question is whether the seller is motivated enough to accept an offer. Even if it was off the market “at the moment” apparently you knew it was for sale.

  3. So who is the buyer for this type of house? While I love the rooftop deck, it seems like there isn’t a backyard for children to play in while mom watches from the kitchen window.

  4. You know, this is a good question. This is not one of the popular school districts either. Yet, these type of homes have sold briskly in West Town. I think it tends to be couples without kids or with older kids.
