Chicago's New Construction Single Family Homes $600,000 – $1,000,000

Continuing my series on where to find new construction single family homes in Chicago I’m turning my attention to the next rung up the ladder – new homes priced between $600,000 – $1,000,000. Not that the homes below this price range are anything to turn your nose up at – as I’ve shown previously you can find some really nice new homes below $600,000 – but in this price range you start to see some real luxury features.
For this snapshot I’m using the same time period I previously examined – the 12 months ending mid-April – and I came up with 43 homes. That compares to 87 homes built in the $400,000 – $600,000 range. 31 of those 43 homes are in West Town and as I’ve pointed out many times in the past the majority of the new construction there is happening right in my neighborhood: East Village and Ukrainian Village. Teardowns are going as high as $275,000 and then new homes are being built and sold for $800,000 – $1,000,000. The neighborhood is gentrifying at lightening speed and I don’t think there is any other neighborhood in the city with this much new construction.
These homes tend to be ultra modern with smooth surfaces, clean lines, minimal detail, and lots of steel, glass, and white. I think it’s a pretty cool look but there could be certain downsides for young families. For instance in the photo below you will notice that the stairs do not have risers. Many parents worry that small children will crawl through those gaps. But as you can tell it looks really cool.

The typical home in this price range in West Town has 4 – 5 bedrooms with 3 1/2 baths and is anywhere from 2400 square feet at the low end to 4300 square feet at the high end. As I’ve previously mentioned this area is being mostly developed by Noah Properties, Denmax, and SmartTech.
