You’ve seen their trucks and their bread around town. Gonnella Baking used to have their corporate headquarters at 2002 – 2014 W Erie, just west of Damen, in Chicago’s Ukranian Village neighborhood. Parts of their Web site still show that address as the corporate headquarters but employees who haven’t yet gotten the memo (e.g. the people who maintain their Web site) are in for a rude awakening as the building is being demolished along with the parking lot across the street to make way for new homes. You can see the two sites in the aerial photo below.
The land was purchased in August for $2.08 MM by guess who? Noah Properties! As you know from reading this blog Noah Properties has been doing a lot of new construction in West Town, and in particular in East Village on Erie Street. I’m a fan of their work.
Noah Properties is building 6 single family homes in the former parking lot on the south side of the street – 2001 – 2011 W Erie. 2001, 2003, and 2007 W Erie are currently listed at $799,900:
- 3 bedrooms upstairs and 1 bedroom in the basement
- Living room, dining room, and kitchen on the main level
- Recreation room in the basement
- 3 1/2 baths
- Ultra modern, high end finishes throughout
- Almost 3200 square feet – a bit smaller than the homes further east on Erie
- 24 1/2 x 121 1/2 lots
- February/ March 2013 occupancy
In true Noah Properties fashion 2003 W Erie is already under contract – only 2 weeks after being listed.
On the north side of the street, where the old headquarters building is, they will be building an 18 unit condo development. Currently there are only 4 units listed in one 6 unit building so I assume they will be building two more 6 unit buildings. Of the 4 units listed 2 are duplex downs on the first floor at $479,900:
- 4 bedrooms, 2 on main level and 2 on lower level
- Living room, dining room, and kitchen on main level
- Family room on lower level
- 3 baths
- 2 fireplaces
- Terrace
- 1 garage parking space
The other 2 units are smaller with 3 bedrooms, 2 baths, a kitchen, a combination living room/ dining room, a terrace, and 1 garage parking space. So you can expect a total of 6 duplex downs and 12 of the smaller units in this development. The finishes on these condos is pictured as similar to the single family homes.
