Expensive Chicago Condos: Check Out This Amazing Penthouse At 415 E North Water St.

Yesterday one of the most expensive Chicago condos in recent history hit the market in Streeterville. It’s a 9300 square foot duplex penthouse unit at 415 E North Water St. on the 32nd and 33rd floors listed at $12.95 MM. Check out the slideshow at the bottom to see just how cool this penthouse is. Looks like the ultimate, but very tasteful bachelor pad. No wonder it has been featured in Fox’s TV show Empire and in the movie Jupiter Ascending. It has lots of over the top features like backlit rose colored quartzite in the master bath.
It’s on the north side of the river, just west of Lake Shore Drive so you get a great view of the river, Lake Shore Drive, and the lake as you can see in the slideshow below.
This penthouse is owned by Caleb Fishkin, who appears to have a trading firm and who bought the condo in 2008 for $3.5 MM. No doubt he pumped a bit of money into the place after he bought it. He spent $1 MM just building the staircase between the two floors.
WGN did a nice segment on the place that will not embed in this post so here is the link: Touring A Luxurious $13 Million Chicago Penthouse.
As I mentioned earlier, this is one of the most expensive Chicago condos to hit the market in the last few years. Only 2 condos have sold at higher prices in the last 8 years and currently there are only 2 other units priced higher. One of those units is just raw space at 2550 N Lakeview Ave and the other is Vince Vaughn’s Palmolive triplex. Vince’s place seems like a better value at $13.9 MM for 12,000 square feet. Of course, Vince’s place has a much more conservative feel to it and is not as modern as this penthouse.
Here are the particulars of the unit along with the description from the MLS:

  • 3 bedrooms
  • 3 full baths, 1 half bath
  • 3 garage parking spaces
  • 0 fireplaces
  • Monthly assessments = $6508
  • Property taxes = $89,819 based upon an assessed market value of just under $5 MM. Hmmmm.

THE ULTIMATE HOME FOR ENTERTAINING! Completed in 2010, this exceptional penthouse is unlike anything in the city! Perched on 2 levels w/ impressive amenities including a 67′ wraparound terrace, private basketball/ squash courts, 500 gallon hot tub, 3 saltwater aquariums, rare backlit Onyx, Smart Home System, $1M+ of exotic stone! 21′ tall floor-ceiling windows w/ stunning lake, skyline views! 3 gar included! Must see

Apparently the maintenance of the saltwater aquaria alone costs $40,000 per year. So between the assessments, property taxes, and aquaria you are shelling out over $200K per year!
