On Monday another Chicago mega-mansion hit the market. It’s the historic Wrigley Mansion (also known as the Theurer-Wrigley House) located right on the park at 2466 N Lakeview Ave in Lincoln Park and it’s listed at $8.695 MM. That makes it merely the 5th most expensive single family home on the market in Chicago right now. Not bad for a 15,000 square foot 9 bedroom house with 6 full bathrooms and 3 half baths plus a coach house. I don’t know if the square footage includes the coach house or not.
Here are some of the other pertinent details on the home:
- 4 level main residence and 3 level coach house
- 85′ x 120′ lot
- 3 garage parking spots and 2 external parking spaces
- 5 fireplaces
- A walk-in safe that supposedly stored alcohol during prohibition
- Property taxes = $145,294
I always check the property taxes on these really expensive homes to see if they are in line with the implied value and in this case I’m pleased to see that the property taxes are actually about where they should be.
Here is the description from the listing:
HISTORIC WRIGLEY MANSION, ARCHITECTURAL IMPORTANT, QUALITY OF MATERIAL AND CONSTRUCTION. 15000 SQ FT MAIN HOUSE AND COACH HOUSE WITH A SURROUNDING DRIVEWAY. VIEWS OF THE PARK AND LAGOON, 85 FT OF FRONTAGE, 5 CAR PARKING, 2 APTS IN COACH HOUSE FOR STAFF.
A high profile attorney, adviser to Richard M. Daley, and former McPier chairman named Theodore Tetzlaff bought the mansion in 2004. Tax records show the sale at $6 MM but other sources indicate that the sale price was actually $9 or $11 MM. In 2011 it went into foreclosure and they put it on the market for $9.5 MM but gave up after about a year.
