Near West Side Housing Market
The Near West Side seems to be pretty representative of the condo
scene in Chicago as a whole. Looking at 2 -3 bedroom condos, the Near
West Side has seen considerable improvement recently, with April at
the best levels in almost 4 years. Improvement in the months of
supply
has materialized as a
result of lower absolute inventory levels combined with much higher
sales volume. Once the tax credit expired, though, contract volume fell
and inventories rose again.- but still better than last year.

Like most of the other Chicago neighborhoods, the Near West Side is
seeing improvements in market times but they are still very high at around 300 days.

Note that the MLS changed their reporting methodology for market times, affecting the data back to October 2007.
