The Near West Side seems to be pretty representative of the condo scene in Chicago as a whole. Looking at 2 -3 bedroom condos, the Near West Side has seen considerable improvement recently, with February at the best levels in 3 years. Improvement in the months of supply has materialized as a result of lower absolute inventory levels combined with much higher sales volume.

Like most of the other Chicago neighborhoods, the Near West Side is seeing dramatic improvements in market times after a relatively flat 2008.

Note that the MLS changed their reporting methodology for market times, affecting the data back to October 2007.
