Lincoln Square Housing Market
With only a couple of dramatic exceptions, the last year in Lincoln
Square has been a lot better than the previous year. Looking at 2 -3
bedroom condos, home
inventories in Lincoln Square have come back down to earth. The sales
rate has been a lot higher and absolute inventory levels have been only
slightly
higher. However, June inventory levels were up again because of the
lower contract activity after the tax credit expired, and this could
just be the beginning, but compared to other neighborhoods a 9 month
supply is not that bad. Beware of drawing too many conclusions
from the occasional
absurd levels reached during the November/ December time periods. Sales
rates are so low in Lincoln Square during those months that the numbers
are basically meaningless.

There was a clear upward trend in market times for Lincoln Square
until about January of 2009, peaking at around 300 days. Since
then market times have dropped back to around 250 days.

Note that the MLS changed their reporting methodology for market times, affecting data back to October 2007.
